Dubai is adding several new community-focused malls in 2026. Instead of competing with the city’s huge destination malls, these developments are bringing restaurants, supermarkets, wellness, family entertainment and everyday services closer to residential neighbourhoods.
The Grand at Nad Al Sheba Gardens, along with new lifestyle destinations in Jumeirah, The Villa, Sobha Hartland and Liwan, are among the new malls worth knowing about.
1. The Grand at Nad Al Sheba Gardens
The Grand at Nad Al Sheba Gardens began its phased opening on August 19, 2026. Developed by Shamal Holding, the two-storey community mall is designed around everyday retail, dining, wellness and essential services.

The first phase is anchored by Waitrose & Partners, marking its first supermarket in Nad Al Sheba. MMI, Heart Cottage Lane, Maple Bear Nursery, Al Jaber Optical and Fixperts are also part of the initial opening. From September, the dining line-up will expand with Tashas,
Somewhere, Home Bakery, Kokoro, Blu Pizzeria, Bake My Day and Daima. Staywell Pharmacy and Tips & Toes are also planned, with Fitcode and American Hospital expected in early 2027.

2. First Avenue Mall Jumeirah
Located on Jumeirah Road near Jumeirah Fishing Harbour, First Avenue Mall Jumeirah is being positioned as a compact, dining-focused neighbourhood destination. It is separate from the existing First Avenue Mall in Motor City and is expected to serve residents of Jumeirah and nearby communities.

The food offering is a major draw, with confirmed names including Jon & Vinny’s, Nala, Lost in Tokyo, Soraya, Mareel and Tora Tora. Families will also find Booba World, a 1,500-square-metre edutainment attraction for children aged two to eight. A new branch of The Warehouse Gym is also planned.

3. Le Meryeme Mall, The Villa
In Wadi Al Safa 5, KeyMavens Group is developing Le Meryeme Mall – The Villa, a boutique community destination spanning around 124,000 square feet. The project is designed as a relaxed alternative to Dubai’s larger shopping centres, with a focus on local retail, dining, wellness and leisure.

Its Spanish-inspired architecture includes landscaped areas, open-air spaces and a planned rooftop swimming pool. The tenant mix includes Mumuso, NovaSkin, Tips & Toes, MyPT, Medicina Pharmacy and Dastaan, alongside padel courts and children’s facilities. The project is also designed with thermal insulation and heat-reflective glass to improve energy efficiency.

4. Sobha Mall at Sobha Hartland
Sobha Mall is set to bring a new retail and lifestyle hub to Sobha Hartland. The AED 210 million development spans around 339,000 square feet, with approximately 115,000 square feet of leasable space and 35 planned retail and F&B units.

More than 10 dining concepts will join a supermarket, gym, outdoor play courts and an indoor soft-play and family entertainment area. The development also incorporates greenery and natural light into its design, with features such as landscaped areas, green walls, and a skylight roof.

5. Le Meryeme Mall- Liwan
A second Le Meryeme development is coming to Liwan in Wadi Al Safa 2, covering approximately 113,675 square feet. Like its sister project, it is being designed as a community-focused destination rather than a traditional mega-mall.

Plans include restaurants, cafés, healthcare services, sports facilities, children’s areas and daily retail. The development will also feature landscaped spaces and an outdoor events plaza, while its Spanish-influenced architecture creates continuity with the wider Le Meryeme concept. Its location is also convenient for residents of nearby Dubai Silicon Oasis.
