Ramada Residences Dubai Islands Moves Into Construction With New Groundbreaking

Ramada Residences Dubai Islands has reached a new milestone with Grovy Developers officially breaking ground on the boutique branded residential project. The move marks the start of the main construction phase for the development, which is being created in partnership with Wyndham Hotels & Resorts and USquare Luxe Properties.

Set within Dubai Islands, the project is designed to combine a waterfront lifestyle with hotel-inspired services. With just 68 fully furnished residences, it is positioned as a relatively intimate addition to Dubai’s growing branded residences market.

A boutique collection of 68 homes

The 11-storey development will feature one-, two- and three-bedroom apartments, alongside four-bedroom penthouses. The homes are planned as fully furnished residences, with interiors designed around the convenience of a move-in-ready lifestyle.

For residents, the appeal extends beyond the apartments themselves. The development will feature more than 20 leisure amenities, including a temperature-controlled infinity pool, aqua gym, golf simulator and open-air theatre. Hotel-style services will also be delivered under Ramada standards through Wyndham.

Built for relaxed island living

Dubai Islands gives the project a distinctly coastal setting, with waterfront surroundings, green spaces and access to the wider city. The development is located within the cultural district of the master-planned destination, which is being shaped around leisure, residential and lifestyle uses.

That setting complements the project’s hospitality-led approach. Instead of simply providing residential amenities, the concept brings elements associated with hotel living into an everyday home environment.

Short-term leasing adds flexibility

One of the notable features for prospective investors is the project’s approval for short-term leasing. This gives owners the option to use third-party operators to manage their residences for shorter stays, offering an alternative to conventional long-term rental arrangements.

The development is therefore being positioned for both end-users seeking a furnished waterfront home and investors looking for a hospitality-branded property with rental flexibility.

Construction and expected handover

Grovy Developers has appointed Jaseera Building Contracting LLC as the main contractor for the construction works, with the groundbreaking now moving the project into its main structural phase.

The development is currently scheduled for handover in Q3 2027.

With construction now underway, Ramada Residences Dubai Islands adds another hospitality-backed address to one of Dubai’s emerging coastal destinations, bringing together furnished homes, resort-style amenities and the flexibility of short-term leasing.
