Burj Al Arab restoration: Dubai’s iconic hotel to undergo major upgrade

Burj Al Arab restoration has been announced by Jumeirah, marking the first major refurbishment of the iconic Dubai hotel since 1999, with a phased 18-month plan focused on preservation.

The project will be carried out in phases over an estimated 18 months and is positioned as a long-term effort to maintain the building’s design integrity, structural quality, and relevance within Dubai’s hospitality landscape.

Developed under Dubai Holding, the hotel has operated continuously for more than 25 years.

Focus on preservation and continuity

According to Jumeirah, the restoration will prioritise conservation over transformation, with updates carefully aligned to the existing design language.

Since its opening, Burj Al Arab has played a defining role in shaping Dubai’s global image. Its sail-shaped silhouette remains one of the city’s most recognisable architectural landmarks, while service elements such as personalised butler service have influenced standards across the luxury hospitality sector.

Design leadership and approach

The project will be led by Tristan Auer, following a selection process by the operator.

His brief centres on retaining the hotel’s original identity while introducing refinements that meet current expectations.

Auer, who established his Paris-based studio in 2002, is known for work across heritage and luxury hospitality projects, including Hôtel de Crillon.

His approach emphasises craftsmanship, material continuity, and subtle interventions rather than structural alteration.

Position within Jumeirah’s portfolio

The hotel remains a key asset within Jumeirah’s portfolio, positioned among a select group of landmark properties distinguished by design and location.

Thomas B. Meier, Chief Executive Officer of Jumeirah, said the programme reflects the company’s focus on sustaining established properties while adapting them to evolving market expectations.

He framed the initiative as part of a broader strategy to extend the lifecycle of flagship assets without redefining their core identity.

Scale, features, and recognition

Burj Al Arab comprises 198 suites and is known for its extensive use of marble, gold leaf, and decorative elements, including crystal installations.

Over the years, it has received industry recognition, including regional hospitality awards and a five-star rating from Forbes Travel Guide in 2023.

Long-term outlook

The restoration reflects a wider shift towards maintaining and upgrading established landmarks that underpin Dubai’s tourism offering. Once completed, the property is expected to continue operating within the ultra-luxury segment, with enhancements focused on sustaining its long-term appeal.

No major structural changes have been announced, and the building’s external form is expected to remain unchanged.
