CMPLX Dubai is bringing a fresh chapter to Al Quoz’s ever-evolving creative neighbourhood. Opening in Q4 2026, the new warehouse-style destination will transform seven industrial buildings into a carefully curated hub for food, coffee, wellness, retail and cultural experiences. Located just minutes from Alserkal Avenue, CMPLX is designed to be more than a place to visit.
It is envisioned as an all-day neighbourhood where people can start with a morning coffee, work remotely, attend a Pilates class, browse independent stores and stay for dinner, all without leaving the precinct.
Rather than following the familiar shopping mall formula, CMPLX embraces adaptive reuse, turning existing industrial warehouses into a lifestyle destination that reflects the character of Al Quoz while introducing a new way to experience the district.
A design that looks inward
Designed by BONE Architecture, CMPLX deliberately breaks away from traditional retail architecture. Instead of outward-facing glass storefronts, the development features a striking concrete “blind façade” that shields visitors from the surrounding industrial traffic and activity.

Inside, the seven warehouses are arranged around a lush central courtyard connected by naturally shaded walkways. Reverse-engineered cantilevered mezzanine levels create permanent shade and improve airflow, making the pedestrian spaces comfortable throughout the day. At the heart of the development will be a landscaped garden and an events space designed to encourage people to linger rather than simply pass through.
Independent brands take centre stage
CMPLX is expected to attract a mix of homegrown favourites and internationally recognised concepts.
One of the biggest names joining the project is Hikiniku To Come, the Tokyo restaurant famous for its charcoal-grilled wagyu hamburger steaks and long queues. The Dubai location will be the brand’s first in the city and is expected to soft launch in September 2026.
Local favourite Neighbours will also open a flagship restaurant and bakery, adding another independent concept to the development’s growing line-up.
Spanning more than 15,000 square feet, the project has been divided into dedicated spaces for speciality coffee and all-day dining, premium wellness experiences including reformer Pilates, hot yoga and hot barre, as well as a double-height warehouse that will host exhibitions, events and community gatherings.

With project management led by North 51 Consulting, CMPLX reflects the growing demand for lifestyle destinations that combine creativity, wellness and hospitality in one place.
Early excitement around the project has already sparked conversations online, with many predicting it could become Al Quoz’s next cultural hotspot.
At the same time, some residents have jokingly raised the familiar question of parking, a topic that often comes up whenever a new destination opens in the neighbourhood. Whether you’re visiting for coffee, a workout, dinner or an event, CMPLX promises to offer a different way to experience Al Quoz when it opens later this year, one that blends industrial architecture with community-focused living.
