The Emaar Dubai Masterplan is set to become one of the largest urban developments ever announced by the developer, with a projected value of Dh200 billion and capacity for nearly 150,000 residents. Spanning more than 4.5 million square metres of built-up area, the upcoming project will bring together residential, commercial, hospitality, cultural and civic components within a single integrated community.
While Emaar has not yet revealed the name or exact location of the development, the company has confirmed that a full unveiling is expected soon. The project is being positioned as a self-sustaining district that combines homes, workplaces, schools, healthcare facilities, retail destinations and public spaces within a walkable environment.
A New Mixed-Use District for Modern Living
According to details released by Emaar, the development will be designed around the principles of a 20-minute city, allowing residents to access daily necessities within a short commute. The masterplan is expected to incorporate metro connectivity, smart mobility solutions, electric vehicle infrastructure, cycling routes and digital community services.

The district will feature a broad mix of housing options, including residential towers, villas and luxury mansions. Some of the residential buildings are planned to offer views towards some of Dubai’s most recognisable landmarks, including Burj Khalifa, Burj Al Arab and Palm Jumeirah.
At the heart of the community will be a central boulevard and high street lined with shops, restaurants, cafés and cultural venues. This retail and lifestyle corridor is intended to serve as a focal point for residents and visitors alike.
Green Spaces, Community Amenities and Five Distinct Zones
The masterplan aims to balance urban density with open green spaces and leisure facilities. Planned features include parks, landscaped gardens, lagoons, lakes, shaded walkways, cycling paths and water features. A large central park is expected to include sports courts, outdoor wellness areas, event spaces, splash parks and family-friendly recreation zones.
Emaar has also revealed that the district will be divided into five distinct character zones: a Business Hub, Urban District, Young Families Cluster, Family Living Zone and an exclusive villa enclave.
The announcement reflects continued confidence in Dubai’s long-term growth and highlights the city’s ongoing focus on creating large-scale, master-planned communities that combine lifestyle, connectivity and sustainability within a single destination.
